Buffer Analysis Application

In urban planning, finding commercial locations with convenient transportation, ample parking, and high population density for large shopping malls is crucial for developers. This requires comprehensive analysis to select optimal sites for maximum economic benefits. The objectives and criteria for mall site selection in this example are:

  • Ensure the mall is within 100m of residential areas for pedestrian accessibility;
  • Be within 50m of main traffic routes to ensure accessibility;
  • Locate within 100m of parking lots for customer convenience;
  • Maintain a 500m distance from existing malls to reduce competition.

Data Preparation

  • Residential area region dataset;
  • Main road line data;
  • Parking lot point dataset;
  • Existing mall point dataset.

Steps

  1. Create 100m buffer zones around residential areas as shown:

  2. Establish 50m buffer zones along main roads as shown:

  3. Generate 100m buffers around parking lots and 500m buffers around existing malls:

  4. Perform overlay analysis to intersect residential, road, and parking lot buffers. Then erase areas overlapping with existing mall buffers. The green areas in the following diagram indicate suitable locations:
